When Stockbridge Partners acquired the Scripps Northridge property in 2014, their vision was to transform the 75% vacant project into a desirable address in this growing tech area of San Diego County. FS Design Group identified the key shortcomings of the space - a confusing arrival experience, dark interiors and a lack of common area spaces that would speak to the target tenant base. The property sits on a canyon edge with direct access to hiking and biking trails but the trailhead and view were not featured in the existing design. Our inspiration and focus was ‘the intersection of nature and technology’ which we emphasized by ‘framing’ every aspect of the experience from the arrival at the top of the hill, through the site, lobby and view of the canyon beyond. FS Design Group’s vivid signage design and entry façade modifications, new exterior paint scheme, enlarged common areas, contemporary interior design and furnishings have created a truly new experience, converting this 80,000 SF project to 90% occupancy with a few months of completion.
